Effective marketing of a home requires two
changes in a sellers mind.

This is the first step. Psychologist will tell you, when
you're emotionally involved with your home it is
difficult to see what issues your home has that should
be changed. You want to leave everything just like it
is. Oh yes, maybe a little change here and there, but
not really too much of a change is needed.

Next - Think like a marketer
Heres the fun part of selling, putting yourself in the buyers shoes.

  1. First you would create a picture of your most likely buyer, based on the area that your home is in.
  2. You would draw up an overall plan for getting the home ready for this buyer.
  3. You would want to highlight its good points and minimalize its weakness.
  4. Start using the 5 senses that you will use to stimulate the buyer emotionally
  • Layout how you will use music, what songs, what you will play the music on and where.
  • Fragrances and scents. Decide which ones you are going to use and where.
  • Taste - usually handled by aromas in the kitchen. Can also be baking cookies or bread
  • Touch - start with plush towel, high thread count linens. Establish a color theme.
  • Visual - reduce and arrange furniture.
