The major reason that buyers who looked at your home and did not chose it
over the other 5, 10, 20 or more, that you are competing against, is its emotional
appeal. It did not turn the buyers on, it lacked that special feeling. Some say it
just didn't “click” when they went through your home.

The final decision, for 95% of the buyers, on which home they will make an offer  
will be an emotional decision. Adding Sex Appeal with the proper staging will
create the right emotional appeal to met a buyers desires.

When buyers arrive at your home for the first time, consider it 1/2 SOLD. Chance are that before an agent
started showing properties to a buyer, they asked many questions to determine which homes to show the buyer.
Your home meets their physical needs. This relates to a buyers rational side of purchasing a home. When a
buyer tours your home, the majority of their
rational and physical needs are being met.   
Your home is even in the right price range, otherwise the agent would not be showing it. You could say the
house is already ½ sold. So where is the problem in selling your home? More than likely it’s the emotional appeal.
